City seeks to redevelop Studio 2880 property into mixed-use apartment building

Studio apartments on top of Studio 2880?

At Monday’s meeting, Prince George City Council will consider the first three readings of a rezoning bylaw amendment to rezone the City-owned property located at 2820 and 2880 15th Avenue.

Studio 2880 currently operates out of the two buildings on the subject property, offering a variety of services and events at the location.

According to a staff report to Council that will be considered at Monday’s meeting, the applicant, which is the City of Prince George, has applied to rezone the property to facilitate a 45-unit, six-storey apartment building.

The City is proposing to redevelop the site with a mixed-use building, consisting of institutional uses on the first storey, with residential units on subsequent storeys.

This would include a proposed site-specific text amendment, adding used permitted by the P3 zone (Major Institutional) to the RM6 zone (Mid-Rise Residential), allowing Studio 2880 to continue operating at the location once the property has been redeveloped.

The applicant has also volunteered to register a Section 219 Covenant to limit the number of storeys for principal development on the site to no more than six storeys.

Also on the agenda for Monday’s meeting is a delegation from UNBC to discuss a UNBC Land Trust, which could potentially bring more housing to the City.

The full agenda for Monday’s meeting can be found here.
