New commercial hub near airport aiming for summer opening

The first phase of the new Caribou Crossing development, located just before the Prince George airport on Highway 97, is almost done.

That is according to a social media post from the Prince George Chamber of Commerce, which says occupancy is set to begin sometime in the spring.

The commercial development, being constructed by the Kelowna-based Troika Group, will feature a Canco, a Subway, and a “national coffee user” which is currently pending.

“We are looking at a grand opening in the summer, for anyone driving by there is lots of activity on site,” Jeff Kennedy, the Vice President of Investment and Development at the Troika Group, told My PG Now. “We feel pretty strongly that adding some commercial retail to the area will be well received.”

Two 1,650-square-foot storefronts at the site currently do not have tenants, one of which has a drive-thru.

The Chamber of Commerce said the two buildings that have gone up so far are only phase 1A of a 3 phase plan, they envision everything from office space to breweries at the location.

“Phase 1B is similar to 1A, there is a drive-thru pad that is available for leasing… there will be an additional 4,500 square feet of commercial space available,” Kennedy explained.

He hopes the launch of phase two will happen later this year, saying “it is more than likely that we are going to be building two level commercial space, light warehousing, or showroom space with some office above.”

The third phase could include a hotel.

“We feel this project is going to be really well positioned,” Kennedy said, adding Canco had a hand in picking the spot to capture business driving to and from Prince George on the highway.

“A lot of the development in this area are users who are building new, looking for new facilities and a fresh start, and we want to be a part of that story,” he said.
